Ramrod Low to Moderate Income
Ramrod is a low to moderate income community. The 501c3 non profit sets the tone for our welcome and application review committee. There are certain standards that must be met in order to qualify for owning your own mobile home and living in the RSH mobile home community.
Low-Income in general, most low-income limits represent the higher level of: (1) 80 percent of MFI or, (2) 80 percent of state non-metropolitan median family income. However, due to adjustments that HUD sometimes makes to the very low-income limit, strictly calculating low-income limits as 80 percent of MFI could produce unintended anomalies inconsistent with statutory intent (e.g., very low-income limits being higher than low- income limits). Therefore, HUD’s briefing materials specify that, with some exceptions, the low-income limit reflects 160 percent of the very low-income limit. HUD may apply additional adjustments to areas with unusually high or low housing-costs-to-income relationships and for other reasons. This can result in low income limits exceeding MFI in certain counties.
Qualifying agenda for acceptance as a new tenant
You are limited to purchasing an available mobile home within the RSH mobile home park. This park has a capacity of 202 mobile homes and which offered for sale at different time by their owners or heirs.

Ramrod Associated Fees
Monthly Space Rental Fee for years the Ramrod Senior Housing, Inc., has tried to maintain a flat space rental fee. Over the years the fees have increased for new arrival tenants. The tenants that continue to live at Ramrod have enjoyed no increases in their monthly fee. You can imagine the low rate that the original TENANTS are still paying. Project that savings out over a ten-year period and you will see why ramrod has such an appealing waiting list. The current entry level of space rental fee is $350.00 per month. Our local community of mobile home tenants pay considerably higher fees. That is because we are a 501(c)(3) nonprofit corporation. The rents will continue to be affordable for seniors that apply and qualify for tenancy at Ramrod Senior Housing, Inc. mobile home park. Annually car registration fees and mobile home ownership certifications are required to be presented to the front office for auditors. You will have one more activity related fee that is requested from our group of tenants know as the HOA organization. That fee has remained constant, that is, until this year. The leadership of the HOA have decided to raise that fee to $35.00 per year. That fee will authorize you to join in all the activities sponsored by the HOA group. Such things as voting on HOA issues, and expenditures is only authorized when you have paid their fee.
